It has been reported that:

Half the world’s population lives in cities and you can expect that number to grow in the coming years, according to Foreign Policy magazine, which looks at Global Cities in its latest issue. The 21st century will be dominated by the city, writes Parag Khanna. “The age of nations is over. The new urban age has begun.”

Just 100 cities account for more than 30% of the world’s economy, Mr. Khanna writes. What’s more, the 21st century will see the rise of the megacity, “megalopolises whose populations are measures in the tens of millions, with jagged skylines that stretch as far as the eye can see.”

What qualifies as a “global city”? A large population, for starters. The magazine looked at 65 cities with populations of more than 1 million. But more important, the magazine says it “aims to measure how much sway a city has over what happens beyond its own borders.” Among other things, the magazine, working with A.T. Kearney and the Chicago Counsel on Global Affairs, looked at how many Fortune Global 500 company headquarters were in a city, the size of its capital markets, and the number of embassies, think tanks, political organizations, and museums. While FP mainly focuses on what the rise of the cities will mean for diplomacy, statehood and power, we wondered what it means for real estate. In a separate essay in the magazine, Joel Kotkin takes a look at the rise of the city—the megacity in particular—and finds quality of life lacking.

But bigger might no longer mean better. The most advantaged city of the future could well turn out to be a much smaller one. Cities today are expanding at an unparalleled rate when it comes to size, but wealth, power, and general well-being lag behind. With the exception of Los Angeles, New York, and Tokyo, most cities of 10 million or more are relatively poor, with a low standard of living and little strategic influence.

Mr. Kotkin advocates for smaller, more livable cities and says “suburbs, not cities, are the answer.”

WATFRFRONT apartment at Reflections at Keppel Bay are riding high on the property wave, with 710 of the 740 units launched at the 99-year leasehold project already sold

At the latest launch at the weekend, 29 of 30 units released in lower block 2B - touted as the block with the best view were bought. The average selling price of these units - two to four-bedroom apartments, one penthouse and a 13,300 sq ft super penthouse - was $2,200 per sq ft. with the highest price hitting $2,600 psf. Market sources say the lowest price was about $ 1700-1750 psf.

Keppel Corp owns 70 per cent of the development, while its property arm Keppel Land owns tbe other 30 per cent

At the topping out ceremony for tho first tower yesterday. KepLand's Singapore residential chief executive Augustine Tan said Keppel is looking to release another 20 more units in tower 2B. and may launch between 100-200 apartments for the entire year, depending on demand.

Sale of the remaining units will be paced, he said. "We are not really rushing to sell them. Wo havo another two years of construction to go."

Reflections at Keppel Bay will be completed by 2013. It comprises six towers and 11 villa apartment blocks, featuring a total of 1,129 waterfront apartments along a 750-metre shore line.

Mr Tan said three other plots of land at Keppel Bay are in the design development stage. It will take at least a year or two before development plans for them can be firmed up. he said.

Keppel Bay condo could cost up to $2,000 psf (as at 4 Jan 2007)

KEPPEL Group hopes to launch Reflections at Keppel Bay, its new waterfront project, soon at prices at least 25 per cent above those achieved at the next-door Caribbean at Keppel Bay.

The director of Keppel Land's Singapore residential arm, Mr Augustine Tan, said yesterday that the 1,160-unit development could cost between $1,500 and $2,000 per sq ft (psf). About 200 units will be launched in March or April, he said then.

The 969-unit Caribbean was launched at about $800 psf in 2000, with prices reaching a high of $1,200 psf last year 2006 (for information only)

"There are now more amenities in the area, clear plans for Sentosa and VivoCity is nearby so prices there would be higher, at possibly up to $1,500 psf," said a market source.

Reflections at Keppel Bay is designed by renowned architect Daniel Libeskind and features six undulating glass towers of 41 storeys and 24 storeys, as well as 11 blocks of six- to eight-storey villa apartments.

These "beacons of light" and the "necklace of pearl-like buildings" will act as the residential gateway to the bay, said Mr Libeskind.

The development - his first residential one in Asia - boasts a 100,000 sqft pool, a 13,400 sqft, three-storey penthouse on the 41st floor and 34 smaller penthouses. The 99-year leasehold condo, to be completed in 2013, offers mostly two- to three-bedroom units.

Mr Libeskind is in Singapore to unveil the project and attend the opening of a Singapore Art Museum exhibition of some of his most celebrated works.

Other developers are also hoping to push out their projects in a rising market.

Developer TG has released its SkyPark @ Somerset, which has 29 duplex units - or what it calls bungalows in the sky - in St Thomas Walk near the Orchard area. The units are large - starting from slightly over 3,000 sq ft for a three-bedroom unit - with prices heard to be about $1,600 psf. Nearly half have apparently already been sold to Indonesian and Hong Kong buyers.

Next up for sale is another city-living project - One Shenton by City Developments. A mass-market project Blossoms @ Woodleigh by Allgreen Properties will also be launched this weekend at $650 psf.
